Coldwell Banker, Global Luxury. And today, I'm here with my friend, Emily, from Lawyers Title and we're going to be going over some of the most common ways to hold title whether you're an individual or holding title with someone else. Emily!
Emily: Thank you very much. So, when it comes to holding title, it kind of gets broken down into two branches. So, either sole ownership or co-ownership. Sole ownership refers to an individual holding title. So, a single man or a single woman or a married man or woman with his or her sole separate property. So, those are if you're taking title as an individual. If you're going in on the property with your spouse or domestic partner or any other person then that would be in the co-ownership side of things. There's community property. So, if it's, you're husband and wife, there's community property with the right of survivorship. So, if one of the husband or wife passes away ...

Shaun Radcliffe with Radcliffe & Associates and I’m here with Dave Turner from Done-Rite Plumbing, and Dave, we’re doing a physical home inspection and the buyer was smart enough to request your services to do a video camera down the main drain. So, can you explain what we’re doing here?
Dave : So, what we’ve done is, anytime you see a clean-out access port like the one we’ve got over here, you can know that the customer’s had an issue in the past, and that’s something to really pay attention to and keep in mind because we want to make sure, a lot of times there can be a really extensive expensive issue down the sewer line. So, we’ve got our camera all the way down underneath the street right here, and as we’re pulling back, you’re seeing some roots and grease built up. There’s a couple more roots there.

Shaun: Hi, Shaun Radcliffe with Radcliffe and Associates at Coldwell Banker, Global Luxury. And I'm here today with Glenn Hemry from the Hemry LaSalla Group at loanDepot. And what we wanted to do is talk today about your annual review and how that helped one of our shared clients purchase an investment property.
Glenn: Yeah, thanks, Shaun. So, yeah, through our annual mortgage review every year on the anniversary, we go back and we look at other opportunities that the client may have as far as financing. And this particular client, we found that they were interested in building their portfolio and investing in some investment property.
Shaun: Right! So, what we were able to do is take the equity out of their property purchase that investment property and that has now added to their real estate portfolio. What other items would somebody use a cash-out refi for?

Shaun : Hi Shaun Radcliffe with Radcliffe & Associates, Coldwell Banker, Global Luxury, and today I’m here with Debbie Chow with Stage to Amaze, who’s helped many of our clients. We had a couple of questions…What is the definition of staging?
Debbie : Well, staging is definitely what it sounds like it is, where we’re setting up a home to make it, so buyers can envision themselves living there, as they’re walking through the home.
Shaun : Okay. And what would the benefits and reasons for a seller to want to stage a property?
Debbie : I think most importantly, when we stage a home, we’re highlighting the attributes of the home, and we’re also kind of taking away from it’s imperfections. We don’t want those to be the first thing a buyer sees. We want them to see the attributes, and we want them to feel like this is a space they could live in.
